As we look ahead to 2026, housing experts are increasingly aligned that the market is moving toward renewed opportunity. Easing mortgage rates, steady employment, and pent-up demand are expected to support increased activity across Minnesota and Wisconsin.
The National Association of REALTORS® projects that existing home sales could rise as much as 14%, while Fannie Mae forecasts a more conservative but still positive 7.3% increase. Locally, strong job markets continue to provide a solid foundation, with unemployment rates remaining low in both Minnesota and Wisconsin.
Most markets, including Shakopee and the Spooner/northwest Wisconsin area, are expected to remain seller-leaning, though with more balance than in recent years. Inventory is gradually increasing, giving buyers more choices while still allowing well-prepared homes to sell efficiently.
For sellers, strong equity and continued demand create opportunities to move, downsize, or relocate. For buyers, slightly higher inventory and more stable interest rates near 6% may offer improved purchasing power and flexibility.
